Plumbing in Hotwells

Hotwells runs along the north side of the Floating Harbour, from the Cumberland Basin towards the city centre, with the Avon Gorge at its western end. Above it, Cliftonwood climbs the hillside in rows of brightly painted terraces, one of the best-known views in Bristol. Between the two you’ll find Georgian and Victorian houses, townhouses split into flats, and newer apartment blocks close to the water. Some streets sit almost at the water’s edge, while others are reached by steps and steep lanes from Clifton above. Our base in Stokes Croft is only a few miles away, so getting to you is rarely a problem. Tell us when you call if your street has steps or no parking outside, and we’ll plan for it.

Homes built into a slope tend to have plumbing that works hard. Many Cliftonwood houses are arranged over several levels, with bathrooms stacked above kitchens and waste pipes that drop a long way before reaching the drain. Older properties often hide sections of lead or iron among later copper and plastic. In converted buildings a single drain may serve several flats, so a blockage that shows up downstairs can start further up. Bristol Water’s supply is hard, so limescale builds up in taps, shower heads and toilet valves, and we replace a lot of worn parts as a result. Pipes running through cold, damp lower floors and cellars are also more likely to corrode or freeze.

Common Hotwells jobs

  • Blocked shared drains in converted houses
  • Leaks travelling between flats on different levels
  • Weak flow on upper floors of hillside terraces
  • Replacing old lead or iron supply pipe
  • Macerators in lower-ground-floor flats

Steep streets and waterside flats

Cliftonwood’s steep roads carry a lot of rainwater downhill, and gullies at the bottom of a run fill with leaves and silt, especially in autumn. Keep grates clear, and if one backs up more than once, get it looked at properly with drain clearing or a drain repair before it does damage. Nearer the harbour, more people live in flats inside larger blocks. If that’s you, find your own stop tap now and check who looks after the shared pipework, because that usually decides who pays when something goes wrong. Lower-ground-floor flats that sit below the level of the street drain may also rely on a macerator, which needs the right care to keep it working.

Hotwells plumbing questions

Do you cover Cliftonwood as well as Hotwells?

Yes. We cover both, and same-day service is standard.

Water is coming through my ceiling from the flat above. What should I do?

Turn off your own stop tap if the leak might be yours, let your neighbour know, then call us. We’ll trace where it’s coming from and tell you whether it’s in your flat, theirs or a shared pipe.
