Plumbing in Downend
Downend is a long-established suburb in South Gloucestershire, on the north-east side of Bristol between Fishponds, Staple Hill and Emersons Green. It grew from an older village, and the housing reflects that: some Victorian and older properties near the centre, then large areas of semi-detached and detached family homes built across the twentieth century. It’s a settled area, and many houses have been extended over the years.
Homes of this age have usually had their plumbing updated more than once. A typical semi might have its original drain run, a kitchen moved during a refit, and a bathroom added upstairs or downstairs. Each change adds bends and joins. We find that most problems come from those changes: drains with too little fall, old pipe joined to new, and valves that haven’t been touched in years. Many Downend homes also have a stop tap that has never been turned since the house was built, and outside taps fitted long ago without a proper isolation valve. Both are worth checking before winter so you can shut off the water quickly and safely.
Common Downend jobs
- Blocked drains in extended kitchens where the waste run is long or shallow
- Leaks under sinks and around baths, often from worn seals
- Replacing old taps and mixer taps, including fitting new ones you supply
- Radiator valves and bleeding radiators, including cold spots and stiff valves
- Outside taps and leaking garden pipework, often after frost damage
Extensions and refits
Kitchen extensions and new downstairs toilets are popular in Downend. If you’re planning one, think early about where the waste will go. It needs enough fall to reach the drain, and adding to an existing run can overload it. Where gravity won’t work, a macerator may be an option. We can do the kitchen plumbing and help with the water side of moving radiators, but any gas or electrical work needs the right trade.
Older extensions sometimes cause problems years later. A flat roof drain or rainwater pipe may have been connected to the foul drain, or a new run laid over the top of an old one. If you have a drain that blocks again and again, a camera survey can show what’s going on underground. Where something is broken or displaced, we can carry out drain repairs rather than just clearing it each time.
