Plumbing in Frenchay
Frenchay is a village in South Gloucestershire on the north-east edge of Bristol, close to the River Frome and the woodland walks of the Frome valley. Its older heart is built around the common, with period houses and cottages. The former Frenchay Hospital site has been redeveloped as a large new housing estate, and there are later family homes on the roads between the village and the ring road.
So a job in Frenchay can mean very different houses. Older properties may have lead or galvanised pipe hidden behind later work, loft tanks, and drains that have been patched over the years. On the newer estate, plumbing is mostly plastic push-fit pipe with mains-pressure hot water, which brings its own issues: fittings that weep after a knock, pressure problems and, in hard water, scale in valves and showerheads. Being on the edge of the city, Frenchay is also a place where many homes have larger gardens, garages and outside taps. Pipework running to them can be exposed to frost, and outside drains near trees can suffer from roots getting into older joints over time.
Common Frenchay jobs
- Leaks on push-fit fittings in newer homes, often under baths or behind panels
- Shower pressure and mixer valve problems, made worse by limescale
- Blocked drains in older properties, including clay pipe with root growth
- Loft tank and ball valve repairs, including overflows that run outside
- Toilet and cistern repairs, such as worn flush valves
New builds on the old hospital site
If you’ve moved into one of the newer homes, it’s worth finding your stop tap and any isolation valves early on, before you need them in a hurry. When something goes wrong after the developer’s warranty period, we can help with leaks, shower problems, blocked wastes and toilets. We won’t work on the boiler or anything gas-related, but we can deal with the water side of the heating, such as radiators and valves.
In the older houses around the common, we take a gentler approach. Some have pipework that has been extended many times, and changing one part can put strain on another. We’ll look at the whole run, explain what we find, and give you a clear choice between a repair and a replacement. The aim is to fix the problem properly without disturbing more of the house than we need to, and to leave it tidy.
